To coordinate and provide general maintenance of the organization’s buildings and properties, leased and owned.
Duties and Responsibilities
Conducts monthly evaluations for necessary repairs of buildings in the areas of cleanliness, safety, and esthetics and confers with supervisor.
Evaluates, coordinates and assists in the implementation of safety and maintenance repairs in accordance with the facility licensing, health and safety codes and federal, state and town regulations.
Proactively schedules department’s maintenance of mechanical systems, landscaping, and seasonal requirements.
Prioritizes and coordinates work orders for repairs or service by department staff as received
Coordinates and oversees subcontractors as directed.
Maintains a current listing of available subcontractors for emergency calls.
Responsible to complete general building maintenance tasks such as cleaning gutters, caulking, replacement of light bulbs and ballasts, door lock repair and installation, window repair, installation of window air conditioning units, appliance parts replacement, and other duties as assigned.
Troubleshoots and completes small carpentry projects, small electrical repairs, plumbing repairs, plumbing and electrical fixture replacements and installations, structural repairs to masonry, woodwork and furnishings of buildings..
Completes painting of interior and exterior surfaces, porches, and single room projects as needed.
Has a comprehension of HVAC, sprinkler, fire, security systems installed for troubleshooting and maintenance requirements.
Completes and assists in overseeing completion of ground maintenance activities such as snow removal, mowing lawns, trimming hedges, removing weeds and raking, and disposing of leaves and refuse.
Purchase supplies, materials, equipment and tools. Maintain an inventory of supplies for daily building maintenance.
Responsible for the scheduling of regular maintenance of assigned vehicle.
Responds to after-hour calls, for evening, weekends, and holidays as needed.
Maintains confidentiality in accordance with HIPAA standards.
Attends relevant training sessions as indicated.

Education and Years of Experience
Degree: High School Diploma Required.
Number of Years of Experience: 5
Prior knowledge of the following functional areas: operations and maintenance, construction, technical training and safety.
Requires general knowledge of all phases of property management and construction.
Individual must be able to perform each essential duty independently with organizational and time management skills required to ensure ability to perform tasks with minimal supervision.
Proficiency working within the Maintenance Request database; accessing requests, modifying records, printing reports.
Requires the use of specialized equipment/machines and ability to use both power and hand tools and methods of safe work practices. Required to follow the guidelines for lockout/tag-out regulations.
Must maintain and provide proof of valid driver’s license and automobile insurance in good standing.
